The Troup County Board of Zoning approved a first-reading, vote-eligible replacement request to place a manufactured housing unit on an approximately 2-acre parcel on Reed Road for applicant Anthony Ward. Staff described the parcel as single-family medium density, said public notice ran July 26 and a sign was posted July 28, and recommended approval with conditions (new septic, building and land-disturbance permits). Staff reported the proposed unit as a three-bedroom, two-bath MHU with a completed housing value listed at about $186,732 and said the case will be forwarded to the Board of Commissioners on September 2.
During discussion Committee member (S3) urged caution, saying staff notes showed roughly $7,336,000 in stick-built homes versus about $275,000 for manufactured homes and arguing that disparity reflects a real diminution to single-family home values in the area. No amendment was offered; the motion to approve carried (the Chair declared the motion carried), the public hearing was closed, and the meeting was adjourned. Staff reiterated that required permits must be obtained prior to placement.
