After multiple revisions, the board approved a conditional use permit for a 130,000‑square‑foot warehouse on Lewistown Road with a required 20‑foot sound wall, a daily trip cap and enhanced evergreen buffering and other conditions intended to reduce noise, light and traffic impacts on adjacent Delwood Road residences.
The applicant revised an initial submittal several times: the proposed building was reduced from about 160,000 to 130,000 square feet, loading bays were reduced and the stormwater pond moved farther from neighboring homes. Counsel Noah Klein (S26) said the project was reduced "and we are capping ourselves at no more than 325" daily weekday trips as a condition of approval.
The board adopted a set of conditions that require road improvements on Lewistown Road before occupancy, preservation of specified tree areas ("existing vegetation to remain"), shielded lighting with limits on height, and construction of a 20‑foot sound wall prior to issuance of certificate of occupancy. The board also added a requirement for a double row of evergreens in defined spans along the residential parcels nearest the loading area, and limited heavy construction activity to end earlier in the evening (construction tools down and site crews offsite by 7 p.m.; contractor agreed to wind down earlier). The planning commission had recommended denial; the board approved the CUP and the special exception after the applicant agreed to the revised conditions.
