Council approves rezoning to split Post Road property, keeping coffee shop commercial

The East Greenwich Town Council approved on second reading an ordinance to rezone assessor's map 45, Plat 11, Lot 39 to permit a two‑lot subdivision that will leave the existing coffee shop on Lot 1 in the Commercial Highway zone and reclassify the single‑family house behind it to R‑30 residential on proposed Lot 2.
Attorney John C. Revens Jr., representing the petitioner, told the council the house predates much of the commercial development there and that the subdivision and zoning change would align the property’s use with the surrounding residential area. “I represent the petitioner,” Revens said, noting the property’s history and that the planning board recommended approval based on the town comprehensive plan. With no public opposition and no legal objections from the solicitor’s office, the council moved to approve; the motion carried 3–0.
The rezoning follows a positive recommendation from the planning board on Sept. 17, 2025, and the applicant explained that earlier use of a land condominium enabled a prior commercial sale while preserving the house to be sold. The council recorded the recusal of a member who had a familial conflict at the prior meeting before voting to approve the ordinance.
