The Greater Lowndes Planning Commission on Feb. 23 voted 9-0 to recommend approval of REZ-2026-05, a rezoning request to convert roughly 21.7 acres at 1925 Davis (US Highway 84 West) from C-H (Highway Commercial) to Planned Development (P-D) to accommodate a multi-tenant commercial project. The property sits within the Corridor Overlay and is bounded on the south by railroad tracks; the Technical Review Committee (TRC) materials and staff presentation identified site constraints and the proposed conditions.
During questions, Chairman Steve Miller and Vice-Chair James Miller asked about stormwater retention and buffering. Mr. Kent, who spoke for the applicant/engineering team, said stormwater discharge will flow north toward Highway 84 and confirmed the retention pond will be fenced. Commissioner Tommy Willis moved to recommend approval with the twelve conditions listed by staff plus a thirteenth condition requiring the eastern side of the holding pond be fenced; Commissioner Ron Bythwood seconded and the motion passed 9-0. No residents spoke in opposition at the hearing.
