Applicants for the Kelly Canyon Resort PUD (PUD25-0001) presented technical materials to address questions raised at the Jan. 8 hearing and by the commission. Mike VanSteenkiste and Aaron Swinson said they had prepared comparable PUD examples (Teton Springs and Schweitzer), secondary access and parking information, clustering and density rationale, geotechnical analysis planning, and DEQ septic and nutrient/pathogen study scopes.
During a commissioner Q&A applicants explained that the proposed drain field is located in the flattest area of the mountain and that the septic lines will be pressurized and follow contour. Applicants also stated a theoretical system capacity "about 10,000" (the transcript did not specify the units or whether this refers to gallons, flow rate or another metric). Applicants said they are coordinating with Road & Bridge and the fire district regarding access and safety standards, and that engineered designs will be provided as part of final-plat submittal.
