Members repeatedly flagged logistical hurdles: a pending response from the Virginia Department of Transportation on safety and traffic suitability, a wetland survey that may increase due-diligence costs, and estimates cited in the discussion that any large-scale conversion or remediation could be expensive. One member noted the parcel could cost multiple millions to fully develop; staff said a temporary sports use would aim to avoid major investments until a longer-term direction is decided.
The EDA discussed possible approaches including relisting the parcel for sale, subdividing it into smaller lots to attract different uses, or clearing limited acreage to show prospective buyers a buildable footprint. Staff recommended the EDA make a recommendation to the Board of Supervisors on the interim direction for the site after additional due diligence and cost estimates are collected.
