The Ludlow Development Review Board accepted exhibits and closed the public hearing for TOGA5, LLC’s plan to remove the existing structure at 136 Main Street and construct a six‑unit residential building on March 9. Erin Ladd confirmed the application numbers (511‑26‑CU and 505‑26‑SITE) and that abutters and public notices were filed in accordance with town procedures.
Project representative Ted Reeves described a three‑story configuration with three 2‑bedroom units on each floor built on the existing foundation and roughly 30 feet in height. Reeves said a parking license would permit tenants of 130 Main to use six spaces at 136 Main while leaving six spaces for the 136 Main building itself; Reeves said that arrangement would be recorded in a license between the two property owners. “The new building would be on the existing foundation with same footprint,” Reeves said.
Board members asked questions about access, aisle widths, signage and exterior lighting. The applicant agreed to meet all Division of Fire Safety requirements and to provide a Police Department letter as a condition of permit approval. Motion to close the hearing contingent upon receipt of the Police Department letter: Doug Sheehan; second: Julie Nicoll. Motion passed unanimously.
