Planning staff told the board the request at 201 North 2nd Street seeks an 11-foot rear setback where 25 feet is required, 52% lot coverage where 35% is allowed, and a 6-foot front-yard fence where 4 feet is the limit. "Staff recommends approval of the request," the planning presenter said.
Petitioner Evan Cooper said the project will replace the existing single-stall garage with a 25-by-30-foot attached garage and widen the driveway to pull vehicles off the street. "We're just looking for approval to be able to build the garage, have a little bit wider driveway so you can get some cars off the street," Cooper said. The staff presentation noted the lot is a small corner parcel with two front yards and no alley access, and the property measures roughly 3,700 square feet.
No members of the public spoke against the request. A board member moved to accept staff recommendations with the listed commitments and conditions; the motion was seconded and approved by the board.
