Planning commission approves Gearbox IT home-occupation permit with rear-yard parking condition

Draper City Planning Commission voted to approve a home-occupation conditional-use permit for Gearbox IT LLC, allowing the business owner to operate out-call tech and security-system services from a residence with a dedicated rear-yard stall for a work vehicle.
During the staff presentation, Nick (city planner) showed site and interior plans and said the parcel sits in an R3 residential zone. He told commissioners the property’s driveway is rear-loading from a private alley and that the primary purpose of the conditional use is to permit a designated parking stall for the business vehicle, which must be surfaced to city code standards. "This is the standard that we will hold the applicant to," Nick said, referring to the requirement that the stall be fully concrete.
Applicant Kendall Lewis said he has held a business license since 2015 and that most equipment is stored off-site; "We store everything off-site," Lewis said, explaining he has used a storage unit and leased space in West Valley in recent years. Lewis told the commission the on-site space would be limited to office use and parking of a single work vehicle in the rear stall.
A commissioner moved to approve the permit "as requested by Kendall Lewis representing Gearbox IT LLC, application 2024-0222-USC," referencing findings in the staff report dated 07/26/2024 and DCMC section 9-5-080(e). The motion was seconded by Commissioner Susan and the commission recorded four affirmative votes; Chair Andrew Adams congratulated the applicant and noted the applicant must obtain permits for the concrete pad.
The approval includes the conditions listed in the staff report, including the requirement that the work-vehicle stall be surfaced with concrete to meet city code. The commission opened public comment on the item but received no speakers before closing the hearing. The applicant will proceed with permitting for the concrete pad and must comply with the listed conditions.
