Chair Walter Batchelder opened the public hearing for ZBA 26‑12, a request by property owners Jon and Gretchen Hill represented by Dan Barowski of Fieldstone Land Consultants to subdivide Map 238 Lot 100 (approximately 2.5 acres) into two residential lots. The applicant asked the board to reduce the frontage requirement from 75 feet to about 50 feet per lot, saying the existing driveway can serve both lots and would avoid additional curb cuts. Barowski presented the application’s five‑criteria analysis, arguing the proposal would maintain the residential district character and support productive use of the property.
Board members pressed for alternatives to creating two nonconforming lots. Member Laurel McKenzie asked whether an interior lot served by an easement could be used instead; Code Enforcement/Building Inspector Rob Deschenes stated, "frontage is required for each lot." Barowski acknowledged the plan could be revised so one lot retained the required 75 feet and the other remained nonconforming. On a motion by McKenzie, seconded by Carl Jevne, the hearing was continued to a site walk scheduled for Monday, June 8 at 5:00 p.m., allowing the Board to evaluate site constraints and frontage options in person.
