MilliporeSigma cleared to add 676 sq ft server room that encroaches into front setback

The Jaffrey Zoning Board of Adjustment on May 5 granted MilliporeSigma a variance to construct a roughly 676-square-foot server-room modular addition at 11 Prescott Road that will encroach approximately 26 feet into the 100-foot front setback from Turnpike Road.
Project Manager Danell Baptiste, representing Highpoint Engineering (online), described the site as a 51-acre Millipore campus established in 1972 and said underground infrastructure and fiber connections made the front location the most suitable for the server room. Baptiste summarized the addition as approximately 700± square feet (52' x 13') with associated utility upgrades; the plan includes a mounted transformer to the left of the modular unit, two pad-mounted air-cooling condenser units, and protective bollards.
James Fisher said leadership had discussed but was not pursuing a parking garage; Baptiste and Fisher explained the choice of location reflected a technical evaluation of existing utilities. Baptiste also described a dedicated generator to support the server, saying the generator would "support the server to maintain continuous computer uptime." The Board concluded the application satisfied the five variance criteria, noting screening that minimized visual impacts along the roadway, and voted to grant the variance (motion by Tieger, second Jevne; 5-0-0).
Plans submitted with the application are titled "DPT Harmonization Project, 11 Prescott Rd, Jaffrey, NH for Millipore Sigma ZBA Variance," dated April 10, 2026 and stamped by Samuel D. Ingram, LLS. The variance approval includes the plan as presented.
