Staff described a rezoning petition for a 5.88‑acre parcel along the Chippewa River currently zoned R1A (residential non‑sewered) and said the applicant wants to subdivide and connect to Old Wells Road water and sewer. Mr. Petrie explained that the future land‑use map designates the parcel for low‑density housing and that staff has reviewed an administratively approvable certified survey map if zoning changes are approved.
The applicant’s representative said the owner, Mr. Bush, intends to bring the parcel into compliance and pursue potential land division in the future. Commissioners asked clarifying questions about existing easements, access and who would hold rights to certain triangular parcels; the applicant confirmed access easements and noted a city lift station at the southwest corner. The commission moved to recommend approval and voted 7-0 to forward the rezoning to City Council.
