DRB approves Manchester View Hotel exterior updates including new 8'x8' entry and sauna

The Town of Manchester Development Review Board on Jan. 7 approved an application from High Meadow Holdings LLC, doing business as the Manchester View Hotel, for a package of exterior renovations and a small entrance expansion at 77 High Meadow Way.
The project (application SP-2025-102, Tax Map 16-21-23.00) includes repainting all buildings, replacing windows and exterior doors, changing roof color from brown to black, adding decorative vertical wood accents by guest-room doors, installing dark-sky compliant fixtures, and constructing an 8-foot-by-8-foot glass-walled entrance vestibule. The submission also includes a new freestanding sauna building approximately 13 feet by 8 feet on a gravel bed, a new patio and fire pit, repositioning of the pool, and deck and railing alterations.
Jed Harris, sworn in to present the application, reviewed the proposed improvements and the board asked staff to confirm code compliance. Zoning Administrator Peter Brabazon told the board the site meets setback requirements and that the only footprint expansion is the new entrance, which still complies with yard setbacks. The applicant provided lighting specifications that the board found to be dark-sky compliant.
Board member John Watanabe moved to approve the application as presented; the motion was seconded by Eileen Braheney and carried 5-0.
The approval authorizes the exterior work described in the application materials on file with the zoning office. No variances or waivers were recorded in the meeting minutes. The board did not record any conditions beyond standard permitting steps; final building permits remain subject to administrative review.
