Consultant: county maps don’t change zoning; statewide tiers can affect Act 250 status

Commissioners reviewed maps used in the 2025 Town Plan and asked how county, regional and statewide maps interact with local zoning. Michael Allen and town staff told the commission that the Bennington County Regional Commission maps do not change the town’s existing zoning districts; instead, statewide mapping creates a tiered municipal classification that can affect eligibility for Act 250 review.
The commission also noted that a concurrent Bennington County Regional Commission meeting was outlining Act 181, which the commissioners wished to attend. No formal changes to zoning were proposed during the July 16 workshop.
