Staff told the board the P&R Properties remediation work is progressing well and that the RDA is seeing developer interest in several brownfield sites, including a long, narrow 'Heights' parcel along the Highbridge Trail. Staff recommended flexible design approaches tailored to topography — for example, an 80-unit multifamily concept in the wider portion of the Heights and staggered row homes moving up slope — and said staff have been connecting prospective developers with local builders to develop design/build options.
Staff said proposals will follow a standard process (MOU, terms negotiation, then RDA review) and that some proposals may need to conform to existing development agreements. The board asked about closing timelines for a minor site remnant and staff said a closing is expected at month-end and a follow-up meeting with Merge and developers is scheduled next week.
