Orchid LLC seeks approval to build up to seven cabins on approved hotel site; full package due June 3

Bill Drunsic and Frank Parent presented a preliminary modification to an already approved site plan for a property originally permitted as a hotel site. Drunsic said the hotel remains on the ultimate plan but “there is no start date as of yet,” and that market changes—including effects from the pandemic—led the owners to propose a phased approach that begins with up to seven commercial cabins.
The applicants said the cabins would use much of the original road layout, with a limited change to the upper drive; the farmhouse on the property would be rehabilitated for offices and a pole barn would be added to store farm equipment. Drunsic said infrastructure will be sized to support ultimate buildout and that the developer hopes to pull power from an existing transformer for the cabins (the hotel would require three‑phase power). The board advised that any changes must demonstrate compliance with density, water and sewer allocations, and the Land Use Ordinance standards and that the engineering package required for final approval should be provided before the June 3 meeting.
Board members asked about road surfacing and proposed a “sure‑pack” road surface for the interim road; details will be included in the full submission. The applicant indicated they expect to file a complete package prior to June 3.
