On July 16, 2025, the Lake Worth Beach Historic Resources Preservation Board voted to recommend approval of a privately initiated zoning map amendment that would rezone 11 parcels in the downtown area from Mixed Use East (MUE) to Downtown (DT), sending the item to the city commission for final action.
"Therefore, we are recommending that you recommend approval to the city commission for the zoning map amendment," said Annie Greening, principal planner for the City of Lake Worth Beach, after reviewing staff analysis that found the rezoning consistent with the comprehensive plan and local code. Staff highlighted the parcels involved (including portions of Lake Avenue, South L and M streets) and noted the rezoning is one step of several required entitlements for the Womoda plan development.
The motion to recommend approval of ordinance 2025‑O7 passed unanimously. Board members said the rezoning aligns with downtown goals and will allow the applicant’s planned development to proceed to subsequent hearings. The rezoning recommendation does not itself authorize construction; the city commission retains final legislative authority.
