DRB conditions Masterson project on traffic-flow mapping and motion-activated lighting
Summary
As part of its approval of a contractor’s yard on Kings Way, the Development Review Board required the final site plan to show traffic flow and the installation of motion-activated perimeter lighting, and acknowledged an emergency-operations provision in business hours.
The New Haven Development Review Board added three explicit conditions when it approved Application #2026-DRB-12-CU on July 6: the final site plan must show traffic flow, the applicant must include a provision allowing emergency operations at any hour, and exterior lighting shall be motion-activated to comply with the Town's Dark Sky policy.
Member Don Johnston moved the amendment requiring traffic-flow mapping; Vice Chair Kathy Barrett requested language clarifying emergency hours and confirmed applicants would install motion-activated lighting along the property perimeter. The board adopted the amendment and approved the application 5–0. The applicants earlier described proposed lighting as 10 downcast perimeter lights on 20-foot posts, two 20-foot south-side flood lights, and LED wall packs at building entrances and sides. The final site plan and permit documentation (Act 250 amendment and construction stormwater permit) must be submitted to the Zoning Administrator before issuance of zoning permits.
