Neighbors and commissioners press Kensington team on Langston access, loading and parking

Transportation emerged as a persistent concern during the SPRC meeting. The applicant and transportation consultants told the group that Langston Boulevard is part of the state highway system and VDOT limited certain loading and turning movements; as a result the project locates truck loading and the primary garage access on North Upton Street rather than Langston. "You can't take big trucks and back them in and out of the state highway system," the applicant said when explaining why loading was routed off North Upton.

Commissioners and neighbors pressed the applicant for clearer circulation diagrams and questioned how drivers—particularly ride‑hail vehicles or ambulances—will approach the site without creating queuing on Langston or unsafe pedestrian conflicts. Mike Minkowski of Vika Transportation explained alternate approaches (approach from Cherry Hill or Quincy) but several speakers said the intersection geometry and existing signal timing push traffic onto Cherry Hill and create spillover parking demand near the Lee Heights shops. Staff and the applicant agreed to return with more detailed transportation diagrams at the next meeting.
