The Kennebunk Planning Board approved the Final Subdivision Plan for Coastal Village of the Kennebunks at 25 Ross Road (Assessors Map 35 Lot 4) during its June 8 meeting. Town Planner Hannah Watson introduced the project as a proposed five‑lot subdivision in the Village Residential district and confirmed the applicant submitted the required nitrate analysis and that agreements regarding the proposed road have been reached with the owner of Map 35 Lot 37.
Applicant representative Andy Morrell described revisions to the plan, including a change in tree species for the proposed buffer between the new lots and the abutting Buckley and Goodson property, and a revision to plan notes. The applicant requested a waiver of Subdivision Regulations Article 8, Section 2.F., which requires a licensed Landscape Architect to prepare a landscape plan. The board voted 5‑0 to approve the waiver (motion moved by Janice Vance; seconded by Bob Metcalf).
Board member Bob Metcalf requested that the plans be revised to expand Note 27 to list each of the plans and documents and that a plan note indicate a minimum 6‑foot height for the red or white cedar buffer trees at planting. After reviewing the draft Findings of Fact and conditions, the board voted 5‑0 to approve the findings and conditions, and subsequently voted 5‑0 to approve the Final Subdivision Plan for Michael Thomas as conditioned.
The actions taken include approval of a waiver to the landscape‑plan requirement and final approval of the five‑lot Coastal Village subdivision; the board recorded required plan note revisions and document listing as conditions of approval.
