The Kennebunk Planning Board voted unanimously to approve a special exception for 4 Leeward Lane (Tax Map 92, Lot 54) at its June 8 meeting. Town Planner Hannah Watson summarized updates to the application, and the applicant's representative, John Einsiedler, described a revised wetland delineation that the board reviewed.
Chair Chris MacClinchy opened the public hearing; no members of the public spoke and the Chair closed the hearing. The board reviewed a draft Findings of Fact, made minor amendments to the draft, and approved the findings and conditions of approval for the application. The motion to approve the findings and conditions for the special exception for applicants James Mello and Mary Wadlinger‑Mello was moved by Janice Vance, seconded by Bob Metcalf, and carried 5‑0.
The approved proposal would allow partial demolition and reconstruction with expansion of a single‑family dwelling in areas regulated by the Resource Protection and Shoreland Overlay districts. The board recorded no additional conditions beyond the amended Findings of Fact. The board adopted the action at the June 8, 2026 meeting and the application was recorded as approved.
