Counsel for the applicant informed the board that negotiations with an abutter adjacent to Lot 5 resulted in an agreement in principle the day before the meeting and that a new easement would be granted to provide access. Cameron Ferrante said the parties expect to record the easement before building permits are issued but acknowledged the timing can be tricky and suggested the board condition site‑plan approval to show the easement changes.
Board member Robert Metcalf asked that easement changes be written on the site plan as a condition of approval. The applicant confirmed temporary access over the road would be available during construction. The board accepted the applicant’s assurance and incorporated related wording into its conditions for preliminary approval.
