Staff told the commission the tenant is permitted about 24.5 square feet under the zoning code but had applied for a 44-square-foot sign, creating a requested variance of roughly 19.5 square feet. Staff explained the code requires sizing by a geometrical shape that covers the entire sign, which increases the measured area when cursive letters extend below the baseline. Applicant Brian Davis, owner of Signs 330, said the design preserves the overall footprint of the current Regency Nails sign and that the cursive letters—specifically the descending "y" and "f"—increase the measured area. "Even if you calculate the cursive y and the cursive f coming down, it's the same size as the current sign that's there," Davis said, adding that reducing the stroke size for LEDs would create dead spots and make the sign look unreadable.
Commissioners discussed whether adjusting font size or removing elements such as the town name would reduce the variance, and staff noted that because the applicant plans a new sign rather than repairing a grandfathered installation, the variance process is required. After brief discussion the commission approved the variance as presented (motion carries).
