"For an accessory dwelling unit, it can have a maximum floor area of 1000 square feet," Rachel said. She described ADUs as attached or detached units, including units above garages.
Cottage clusters were described as groups of small detached dwellings that share a common courtyard; presenters said the state's model code was used as the basis for the cluster standards and indicated an average footprint assumption of roughly 1,400 sq ft per unit in examples shown.
Attendees raised questions about ADU size limits (one table noted Newport allows up to 1,200 sq ft) and discussed infrastructure costs such as sewer and utility hook-ups that can make building an ADU expensive even when the code allows it.
