The Select Board, acting as trustees of the Affordable Housing Fund, unanimously voted to amend a previous July 29, 2024 award to Habitat for Humanity of Cape Cod for four single‑family homes on Gifford Street. Lorraine Brown, Habitat’s director of land acquisition, explained the request: the recent lottery produced fewer qualified 60% AMI buyers than expected and Habitat asked flexibility to list the homes at or below 80% of AMI and allocate 60% units to qualified buyers as they present.
Board members asked about financing and how many applicants qualified at 60% AMI; staff said just one applicant qualified at 60% for that round. The board approved adjusting the award so one home would be deed‑restricted at 60% AMI and three homes at 80% AMI in perpetuity, and authorized the town manager to execute documents reflecting the change.
