Council permits small-scale sign fabrication and disinfecting businesses in The Grove Mixed Housing with restrictions

Director Daniel Cardenas described the background: two flex-space buildings were approved in 2023 and are being leased to small businesses; some prospective tenants requested uses not yet permitted in the zone. The council considered adding two uses (sign fabrication and disinfecting/exterminating) and accepted the Planning Commission's recommended conditions to protect adjacent residential character: a maximum of 300 amps per unit for electrical service to keep activity light-manufacturing in scale, a 6,000-square-foot maximum per tenant space, and a five-gallon limit on chemical storage containers.
The applicant (Gateway Pines Flex representative) said the tenants are small operators already working in garages and would be stepping up to permitted indoor leased spaces; council adopted Ordinance 2025-027 unanimously.
