Council permits small-scale sign fabrication and disinfecting businesses in The Grove Mixed Housing with restrictions

Pleasant Grove added Use 3997 (Signs and Advertising Displays) and Use 6342 (Disinfecting and Exterminating) to The Grove Mixed Housing Subdistrict, subject to Planning Commission conditions: under 300-amp service per unit, building size under 6,000 sq ft, and chemical containers no larger than five gallons.
Director Daniel Cardenas described the background: two flex-space buildings were approved in 2023 and are being leased to small businesses; some prospective tenants requested uses not yet permitted in the zone. The council considered adding two uses (sign fabrication and disinfecting/exterminating) and accepted the Planning Commission's recommended conditions to protect adjacent residential character: a maximum of 300 amps per unit for electrical service to keep activity light-manufacturing in scale, a 6,000-square-foot maximum per tenant space, and a five-gallon limit on chemical storage containers.
The applicant (Gateway Pines Flex representative) said the tenants are small operators already working in garages and would be stepping up to permitted indoor leased spaces; council adopted Ordinance 2025-027 unanimously.
