Applicants seeking to add a retail shop to the existing Leeds Manor Art Gallery in the village of Hume told the board the use would sell essential grocery items and operate daily from 8AM to 9PM. Planning staff said the adaptive reuse was previously approved in 2021 and that the planning commission recommended approval of the amendment 4–0 with one member absent.
"This retail shop would sell essential foods such as milk, eggs, bread with a focus on locally sourced products," the applicant’s representative said. Staff said no interior or exterior building changes were proposed and that the site has a small parking area (four standard spaces and one accessible space). The applicant estimated about 20 vehicle trips per day for combined gallery and retail use.
Supervisors generally expressed support for the adaptive reuse and for adding a neighborhood retail option in Hume, with one supervisor noting the area lacks basic grocery-serving points. The application was presented on the consent agenda with the planning commission’s recommendation for approval.
