Throckmorton said the wetlands buffer work received approval during the wetlands process.
On lighting, Throckmorton said fixtures are dark‑sky compliant and that the team will provide a photometric plan showing minimal light trespass. She noted a condition from the wetlands process that lights be no higher than 14 feet. Commissioners and neighbors asked about light timers or motion detection; Rocheville and the design team said they had previously agreed to timers with wetlands staff and would document proposed timing and consider motion-activated fixtures. The commission requested the applicant provide the foot-candle plan and consider increasing screening height where needed to reduce spill toward nearby residences.
