Engineer: stormwater system reached capacity during Tropical Storm Debbie; resident mold claim disputed

District Engineer Charlie Krebs told the Board that MRI’s Pinehurst valley gutter inlet grate replacement is about 80% complete and that he will confirm scheduling for asphalt patching.
Krebs said parts of the community received "almost 8 inches of rain in two or three days" during Tropical Storm Debbie while roads are designed for 5½ inches of rain over 24 hours. He reported that the stormwater system reached capacity but generally flowed unobstructed. A resident said standing water appears to be coming up through a slab and causing mold in their unit; Krebs said he does not believe the standing water is the cause because other units did not report similar issues and noted the developer previously broke a Pinehurst connection when installing a second outfall in 2022. The Board asked Mr. Long to address the item on the next agenda.
Mr. Krebs also proposed that The Club add a drainage connection to lake E1‑A to bypass pipes and inlets during high water events; he will follow up with a schedule and recommendations.
