Board backs IDA request to raise industrial building heights to 50 feet

The Hardee County Planning & Zoning Board on Aug. 7 recommended approval of a zoning text amendment (application 25‑64 / ordinance 2025‑05) proposed by the Hardee County Industrial Development Authority to increase allowable building heights in industrial zones from 40 feet to 50 feet.
Jordan presented the staff report explaining the change would accommodate operations requiring taller clear heights. Jeff Schmucker, planning director with the regional planning council, summarized neighboring jurisdictions’ standards and said 50 feet is common regionally while advising caution on rear‑setback and nonconformity issues. Sarah Evers said the 50‑ft request stems from a prospective tenant, Safe Gauge Manufacturing, which secured a $6 million state grant and needs 45 ft of clear height for production lines: “Because of the lines that they're going to be using in production, the height requirements for these machines require 45 feet,” she said.
The proposal includes setback adjustments (a 20‑foot rear setback for buildings between 40 and 50 feet in I‑1 areas) and staff reported coordination with fire officials; the board voted to recommend the text amendment to the Board of County Commissioners by voice vote.
