The Hardee County Planning & Zoning Board on Aug. 7 voted to recommend approval of a rezoning request (application 25‑59 / ordinance 2025‑02) for a 3.42‑acre parcel at 7891 S. US Highway 17, forwarding the recommendation to the Board of County Commissioners.
Jordan, county planning staff, said the parcel currently is A‑1 and lies adjacent to residential and golf course lands. Staff concluded the proposed C‑1 neighborhood commercial zoning is generally compatible with surrounding land uses but noted the parcel exceeds the A‑1 maximum acreage limit and does not meet proximity requirements for existing C‑1 zones; that is why a comprehensive plan amendment was submitted concurrently.
Dana Riddell, representing Sol Mart Southwest Florida LLC, said the site is already developed with a radio station and tower and that low‑intensity commercial uses such as a convenience store or small office would be reasonable. “Staff did a wonderful job with their report,” she said and thanked the board for considering the application.
A board member moved to recommend approval of the rezoning; the motion was seconded and carried by voice vote. The recommendation will be scheduled for the Board of County Commissioners for final action.
