The Ferrisburgh Zoning Board on March 5 approved an application to demolish an existing garage and build an 18-by-22-foot replacement for Kenneth and Christine Orben on a Long Point leased lot.
Contractor Dan Berry said the replacement garage would sit approximately 44 feet farther from the lake and include a three-foot buffer around the structure; he told the board there would be no power or lighting. Katie Hill, the zoning administrator, noted the combined camp and garage lot coverage is roughly 26 percent—above the 20 percent threshold cited for lot coverage—and asked whether that limit applies to the Long Point parcel as a whole or to each leased lot. The Conservation Commission did not identify natural resource impacts.
The public hearing was closed and the board voted unanimously to approve the application, with the minutes noting that the board could call out the slight increase in lot coverage in its decision language. The board did not record any conditions beyond the standard permitting requirements.
