The Ferrisburgh Zoning Board approved Home Occupation/Business II conditional‑use permission for a mobile food cart to operate on private property at 112 Depot Road. Applicant Ryan Cushing told the board he had been mistakenly informed months earlier that no zoning permit was needed, submitted updated site plans shortly before the hearing, and withdrew a proposed second location on a triangular parcel near the railroad. He described menu plans focused on barbecue and local burgers, on‑site picnic seating, and daytime/evening hours "roughly 8:00 a.m. to 9:00 p.m.," while noting he does not expect to run the full maximum span each day.
Zoning Administrator Katie Hill explained the property is in the CON‑25 conservation district, which generally restricts new businesses, but because Cushing lives on the property the operation can qualify as a home occupation/business. Hill said the board would require that all state permits and other necessary approvals be obtained before operation. Nearby landowner Judson Kimball told the board he supported the vendor but raised concerns that increased traffic could exacerbate trespass and dumping on an adjacent gravel pull‑off; ZA Hill said those signage and trespass issues were outside the zoning hearing and offered to work directly with Kimball on permitting and posting options. The board's motion approving the HOB2 use was unanimous.
