Applicant Deborah Allen told the board the small cabin was placed about nine years ago, was used temporarily while finishing a house, and has operated as a bed‑and‑breakfast (Allen said the "B&B" label is a misnomer because they do not serve breakfast). The property has a quarter‑mile driveway, on‑site parking, and a separate mound wastewater system for the cabin.
Zoning Administrator Katie Hill and Chair Norm Smith advised that questions about subdividing the Allens' 24‑acre parcel are handled by the town's Planning Commission, not the ZBA. With no board questions and no public opposition at the hearing, the board voted to approve the conditional‑use amendment as submitted. The hearing was closed and the motion carried unanimously.
