ZBA clears rebuilt year-round home on Diamond Island Road with shoreland lighting condition

Applicant Krysta Hill, appearing by Zoom with Robyn Hill, said multiple structural and water problems discovered during remodeling led the contractor to recommend demolition and rebuild; she said the new home "will have a similar look and feel to the existing home." Hill told the board the northwest corner of the house — currently 228 feet from the water — will be rebuilt in the same location to comply with the Vermont Shoreland Protection Act, and the overall footprint will shift just under 4 feet to the southwest to meet a 25-foot setback to a neighbor. The board asked about siding and color; Hill said she will match the existing yellow vertical board-and-batten siding. The board closed the hearing and approved the project with the single condition that all exterior lighting be full cut-off fixtures.
The motion to approve passed unanimously. The permit is conditional on complying with shoreland rules and the board’s lighting requirement.
