ZBA grants front-setback waiver for 18x20 storage shed at Sand Road

The Zoning Board of Adjustment approved Application 25-079 on Sept. 3, granting a waiver of the front setback to allow an 18-by-20-foot residential storage shed at 1569 Sand Road.
Applicant Terrence Hooker told the board the property's slope constrained placement options and confirmed the structure will be a single-story storage shed used for possessions, not a garage. Katie Hill noted the application materials listed two sizes but the shed is confirmed at 18 by 20 feet, and that wetlands on the property run along the creek and do not affect the proposed site.
The board closed the public hearing and approved the waiver with conditions that any exterior lighting be full-cutoff fixtures and that exterior materials be consistent with the house. The motion to approve was made by Dave Mentzer and seconded by Mike Delaney; the vote was unanimous.
