ZBA approves dining-room addition at 388 Bay Road, requires lighting and materials conditions

The Town of Ferrisburgh Zoning Board of Adjustment on Sept. 3 approved Conditional Use Application 25-073, allowing Peg Kamens and Jim Mendell to convert an existing residential deck into an enclosed dining room at 388 Bay Road in the Shoreland District.
Carol Stenberg, the applicants' architect, told the board the plan "continues the roof straight across with the existing roof and adds a room," and Mike Delaney confirmed the project does not expand the building footprint. The file also includes approval from the Long Point Association, Norm Smith said.
The board closed the public hearing and voted to approve the application with conditions that any exterior lighting be full-cutoff fixtures and that exterior building materials match the existing home. The motion to approve was made by Dave Mentzer and seconded by Katie Quinn; the vote was unanimous. Norm Smith noted the minutes will serve as the written decision.
