Board grants setback waiver and approves Kerin house rebuild farther from shore

Builder Andy Husk spoke for Andrea and Paul Kerin about replacing a house in disrepair by constructing a new house at a different, less shore-adjacent location on the site at 103 Bryan Lane. Husk told the board the new siting moves the structure farther from the property line and closer to the driveway; he said the design preserves the same finished height while improving the viewshed and minimizing construction disturbance. The applicant plans to use downlighting to limit glare and a silt fence for construction erosion control.

Board members examined siting and waiver criteria and discussed how rotating the building or adjusting the envelope could meet setback rules. Dave Mentzer moved to grant the waiver to allow the proposed setback and to approve the application with the condition that any lighting be full-cutoff fixtures; Katie Quinn seconded and the motion passed unanimously. The approval includes the lighting condition to limit night-sky impacts and the applicant must follow the erosion-control measures discussed during the hearing.
