Planning Commission presents draft Land Use Regulation revisions to Ferrisburgh Zoning Board

Jean Richardson, representing the Ferrisburgh Town Planning Commission, presented draft revisions to the town's Land Use Regulations on Feb. 4, asking the Zoning Board to review changes before public hearings and Select Board action.
Richardson outlined several substantive changes: combining the Highway and Industrial districts into a single "Mixed Use District," renaming the Shoreline District to avoid confusion with the State Shoreline Protection Zone, shifting some previously permitted uses in the Shoreline District to conditional uses because it is being treated as a conservation district, and updating Article 4 language on lot coverage. She also noted the Planning Commission had adopted updated shed exemptions and outdoor lighting standards and inserted new Flood Hazard and River Corridor language adapted from a State of Vermont template.
Katie Hill, Zoning Administrator, told the Board to confirm the revised district purposes would work for conditional use reviews. Richardson said there will be a public hearing on the draft bylaws before the Planning Commission and another before the Select Board, and that the Select Board will ultimately adopt any final changes. Chair Norm Smith invited ZBA members to send feedback to Richardson or the Planning Commission contact listed on the draft materials.
