The Tulsa Metropolitan Area Planning Commission voted to approve PUD-876, a planned-unit development for 9802 N. Yale Avenue in the Highway 75 Corridor. Staff found the PUD consistent with the Tulsa County Comprehensive Plan and the Highway 75 Corridor design objectives, recommending approval subject to development standards and platting requirements.
The PUD permits uses consistent with a CS (Commercial Shopping) base—warehouse, wholesale, limited retail and lodging—subject to specific standards for setbacks, landscaping, parking-island planting, and shielded downward lighting. Applicant Robert Bell said the proposal "is in line with the April changes to the Highway 75 Corridor." A resident, Richard Yorman, spoke in support and asked to meet with the owner after the hearing.
Committee member Craddock moved to approve PUD-876 per staff recommendation; Committee member Turner-Addison seconded. The motion passed 10-0-0. Approval is conditional on site plan review, platting, and compliance with county engineering and fire marshal requirements.
