EDC staff briefs board on warehouse, hotel and city center land acquisition plans

EDC staff reported a 104,000-sq-ft industrial warehouse due this summer, a $10M four-story La Quinta hotel expected late this year/early next year, over 13 active CIP projects and a planned land acquisition for a multipurpose downtown civic center.
EDC staff provided a verbal update on current and upcoming development activity in Balch Springs. Staff said the city has a build-to-suit Huntington industrial warehouse of about 104,000 square feet expected to complete in July, and a new La Quinta del Sol by Wyndham hotel (a four-story, approximately $10,000,000 project with about 80 rooms) slated for completion later this year or early next year.
Staff also reported more than 13 active CIP projects with roughly $8,000,000 completed to date for intersection, roadway and park improvements. Design services for the Shepherd Lane reconstruction project (from Elam Road to the recreation center) are underway with a contract awarded to Freese and Nichols, and a funding agreement for Elam Road was received. Staff said they have identified land and agreed to terms for a new multipurpose civic facility to consolidate city hall, finance, the library and other functions; staff will draft and return with a purchase agreement and council consideration.
The EDC encouraged new board members to attend training opportunities, including an EDC sales tax workshop in September and local training in Richardson on Sept. 18. Staff said it will provide more detailed reports in future packets and will bring ribbon-cutting schedules for completed projects.
The report was delivered verbally and is recorded in the meeting packet; no formal action was taken on the project update.
