The Planning Commission, acting as the Zoning Board of Appeals, approved VA 26-05, permitting owner Solomon Snowbarger to build a 30-by-40-foot accessory daylight-living area that would encroach to 13 feet from the north property line and encroach front and side setback requirements on a half-acre lot within Wagon Wheel subdivision. Commissioner Talon Griggs moved to approve the variance; the motion carried 6-0.
Staff explained many lots in Wagon Wheel Ranch are smaller and frequently struggle to meet setback requirements; the nearby neighbor who would be most affected said she had no objection provided the building remained at least 13 feet from the property line. Snowbarger said he and the neighbor had agreed to confirm the exact property line with a surveyor before permit submission.
