The Planning Commission approved PL 26-14, a mortgage lot split for property owned by Wiebe Family Farms LLC at the NE corner of NE 130th and NE Munson Hill Road in Cassoday. Surveyor Roger Cutsinger described the proposal as a "simple mortgage lot split" with approximately 70 acres placed into an Agricultural Preservation Overlay and sufficient room outside the FEMA-mapped floodplain for a single-family dwelling. The motion to approve carried 6-0 (Francis motion, Kehler second).
Staff noted a watershed dam-breach inundation area overlapping part of the site and emphasized that buildings must be sited outside floodplain and dam-breach zones as part of the building-permit review. The buyers, Shaden Mahnken and spouse, confirmed they plan to hook up to rural water and understand restrictions on building in regulated zones. The case will be forwarded to the Board of County Commissioners for final action at its May 26 meeting.
