The presenter seeking final plat RP2605 told the Planning and Zoning Commission the replat is an administrative division that will not alter buildings, parking, utilities or the use of the property, but will create separate legal lots to improve emergency response and make appraisal and insurance treatment clearer.
"So when 911 is called, you know, seconds make a difference in a lifetime. So we would like to get a separate address for the storage," the presenter said, arguing separate addresses and distinct parcel records will avoid confusion between multifamily and self‑storage markets. The presenter also provided unit counts to illustrate the site: "There are 40 apartment units and 148 storage units on this property."
The presenter said the owner bought the property at a foreclosure auction in December 2024 and has completed mostly cosmetic improvements since then. The replat would divide Lot 1R into new Lots 1A and 1B, and the presenter said easements are in place to preserve access and establish a fifty‑fifty maintenance cost‑sharing arrangement for the shared drive. "It prohibits parking, staging, or obstructions within that designated [fire lane]," the presenter added.
The commission heard the presentation and received no public comments on the item before proceeding to the staff report.
