Benbrook planning commission approves replat to split apartment and storage parcel

The Benbrook Planning and Zoning Commission approved final plat request RP2605 to replat roughly 2.979 acres at 4639 Williams Road, separating an existing apartment property from an adjoining self‑storage parcel.

City planning staff recommended approval and the commission approved the plat by voice vote. Mr. Howard, presenting the staff report, said staff found the existing shared access arrangement consistent with the Benbrook Municipal Code and that the plat dedicates access easements to preserve legal access if the parcels are sold. "Staff recommends that motion move to approve the final plat request, number RP2605," Mr. Howard said.

The applicant told the commission the replat is an administrative division only: no structural changes, additions, or changes to parking or utilities are proposed. The presenter said the split will allow separate addresses — which the applicant argued will speed emergency response and simplify tax and insurance treatment — and will create two legal lots labeled 1A and 1B. "There are 40 apartment units and 148 storage units on this property," the presenter said, adding the owner bought the site at a foreclosure auction in December 2024 and has performed cosmetic improvements since the purchase.

Commissioner Myers praised the presentation as "very well organized, presented extremely well." The chair called for a motion, the commission voted, and the motion passed. Next steps: if the commission’s approval is recorded with the county, the city will assign addresses for the newly created lots and notify Tarrant County 911, fire, utilities and other stakeholders as part of the standard plat-recording process.
