The Planning & Zoning Commission held a public hearing on May 14 to reconsider permitting single-family detached residences in the CMU mixed-use district. Travis, the staff presenter, said council had asked the commission to evaluate adding single-family detached as an allowable use and that the draft ordinance includes two principal controls: a prohibition on residences fronting on Bissonette and the application of R-6 development standards for allowed residential uses.
"If we were to allow that, the conditions that I would suggest include restricting residences from fronting on Bissonette and adopting R-6 development standards for residential in CMU," Travis said, describing the packet language. Staff emphasized the intent was to permit residential as part of redevelopment (corner or rear parcels, subdivided larger commercial tracks) rather than creating one-off houses on commercial frontage.
Commissioners debated where such housing could be sited, with examples cited including patio homes behind the Methodist Medical Office and other infill that has succeeded under plan-development approvals. Staff noted the draft uses a three-contiguous-lot threshold (adapted from UVD language) to prevent single off-lot conversions and said definitions from Chapter 24 will be confirmed before the next meeting. Written comments were invited through June 4 and the item will return for deliberation on June 11.
