Commission denies future land‑use and rezoning request at 1200 W. Whitestone Blvd after heavy neighborhood opposition
Summary
Staff recommended a conditional overlay rezoning to allow a roughly 36,000‑sq‑ft five‑building retail/office development, but residents cited traffic, drainage and compatibility concerns; the Planning & Zoning Commission voted to deny both the future land use plan amendment and related rezoning.

Dustin Henry, Development Services, summarized related requests for 1200 West Whitestone Boulevard: a future land use plan amendment to change the parcel from local office/retail commercial to regional office/retail commercial and a rezoning from suburban residential to general business with a conditional overlay. Henry described a proposed five‑building development totaling about 36,000 square feet and outlined proposed overlay conditions including a 50‑foot rear setback, limits on light pole height and a 30‑foot planted buffer along Lone Star Drive. "The applicant's proposing to develop the 2.21 acre subject property with the adjoining 2.2 acre property ... into a development containing approximately 5 buildings," Henry said.
During the public hearing, multiple neighbors said notice and signage on Lone Star Drive were inadequate and raised traffic, drainage and safety concerns. David Dasher, president of the Thousand Oaks Homeowners Association, recommended denial, saying the regional designation would allow more intense development and generate traffic beyond neighborhood needs. After closing the hearing, Commissioner Grama moved to deny item C‑1 and the motion passed on roll call; the commission subsequently denied item C‑2 as well. The chair announced the denials passed; no alternative approval or conditions were adopted.
