Staff presented proposed changes to Chapter 9 (planning and development regulations) and the zoning ordinance intended to clarify processes and definitions. Staff noted conflicting language in sign standards—major and minor monument signs and pole signs currently contain inconsistent distance and copy-area cross-references—and cited a recent variance request for a religious facility as an example that may merit clearer rules to reduce repeated council variance requests.
Staff pointed out that the largest monument sign in the draft could be 500 square feet and that the differences in distance rules and cross-references are confusing. "If I'm having trouble reading it, then I'm gonna have trouble explaining it to people who want to have a pole sign," staff said, urging commissioners to review the packet and offer input. Staff also recommended reviewing the definition of "home occupation" and providing an open-space definition beyond multifamily requirements. A draft ordinance is expected for the July meeting, with the option to table the item to August if substantial changes are needed.
