Landmarks Commission approves demolition and rebuild of carriage house at 555 Palm

The Abilene Landmarks Commission voted to approve Case CA20255, a request to demolish an existing carriage house at 555 Palm and rebuild it in the same footprint. Staff recommended approval after property‑maintenance inspectors and the contractor documented severe structural damage; the building official had approved an emergency demolition on March 9.

During the staff presentation, the planner told commissioners that the carriage house had extensive termite and water damage and that the interior permit work revealed deterioration down to the studs. Commissioners asked whether a formal engineer’s report or salvage documentation existed and whether the replacement would match the original footprint and roof pitches. The planner said an alteration permit with the footprint is on file and that staff will verify elevations and materials during the permit review. "Staff recommends approval of this request," the planner stated.

Commissioners moved and seconded the measure and the motion carried. The commission emphasized that interior work is not regulated by landmarks but that any new exterior elevations and materials will be reviewed when the owner returns for permits. The commission encouraged salvage of stone and historically valuable boards where feasible. The certificate of appropriateness was approved; staff will enforce permit conditions at the building‑permit stage.
