Council considered a proposed amendment to the commitments tied to the Claremont Heights Commerce Center rezone that would change previously stated height commitments. Planner staff explained the original commitments set a 25-foot cap for the buildings; the proposed change revises Building 1 to 26 feet and adds a commitment allowing Building 2 to be 30 feet. The I-1 zoning district allows primary structures up to 65 feet, so the revised commitments remain well under the UDO maximum.
Applicant Alex Mower told council the change stems from a construction-method decision: "The building... will be built precast now... where the parapets are for the roof, we need more clearance on the height of the building." Neighbors had raised concerns about tall buildings during earlier hearings; planners and council noted the revised heights are modest increases and are consistent with development needs for dock door clearances. The council conducted a public hearing and approved the reading as presented.
